What's actually checked on a visit?
There is no one-size-fits-all checklist. Each tier has a different checklist, and each client's final checklist is customized during the free walk-through based on the home's layout, systems, access, owner preferences, and selected service level. Typical visual checks may include exterior walk areas, entry and door observations, interior odor or moisture indicators, HVAC operation, faucets and toilets, water heater area, breakers, refrigerator or freezer status, irrigation timer, pest signs, mail and packages, lights, and other agreed items.*
What if you find something wrong?
We document the concern with notes and photos, then contact you promptly so you can decide the next step. If you want us to coordinate access for an approved vendor, we can help based on schedule, scope, and written service terms.
Is there a contract?
No long-term contract. All plans are month-to-month and you can cancel any time. Annual prepay may earn one month free for extended seasonal service periods; terms apply.
Why weekly visits? Isn't bi-weekly enough?
Honestly? Most weekly visits will be uneventful — and that's exactly what you're paying for. Florida rarely gives you a slow problem; it gives you a fast catastrophe. A washing machine supply hose that bursts in week 14 caught on day 7 is a $40 fix. Caught when you return in week 24, it's $80,000–$200,000 in mold remediation and structural damage. We offer the Essential tier (monthly) for shorter absences or lower risk homes that only need light oversight. Standard (biweekly) provides a stronger cadence for seasonal homeowners who want more consistent check ins. Premium (weekly) is the right fit for extended absences over four months, homes with pools, and higher value or higher risk properties.
Can I install cameras to watch you?
Yes — we encourage it. Many of our clients install indoor cameras (Ring, Nest, Wyze) and watch our visits in real time. We acknowledge camera locations in writing during onboarding and operate the same way whether they're recording or not. Cameras benefit everyone: you get peace of mind, we get an objective record of our work, and any honest disagreement can be reviewed with facts.
